Livjaza service fees

A service fee is deducted when a booking is confirmed to ensure Livjaza runs smoothly and covers services like 24/7 customer support.

Host fee

Most hosts pay a 14 - 17% fee. The fee depends on what hosting tier the host has and how strict their cancellation policies are. This fee is calculated from the booking subtotal (which includes the nightly price and any additional fees charged by the host, excluding taxes). It is automatically deducted from the host payout.

Click on Earnings, select the Reservation Code, and find the Livjaza Service Fee under Payout.

VAT Charges

Depending on local laws, VAT may apply to the above fees. Where applicable, the service fee is inclusive of VAT. Livjaza reserves the right to change service fees at any time in accordance with its Terms of Service.

How pricing works on Livjaza

Booking a stay on Livjaza involves more than just the nightly rate the host sets.

Here's how the total price of your reservation is determined:

Types of fees

Livjaza service fee: This service fee supports 24/7 community support and other services, ensuring the platform runs smoothly.
Cleaning fee: Charged by some hosts to cover cleaning costs after a stay.
Extra guest fee: Charged by some hosts for each additional guest beyond a specified number.
Pet Fee: An additional charge by some hosts for allowing pets in their listings.
Security deposit: Hosts can set a refundable security deposit to cover potential damages during a stay. Security deposits must be collected out of Livjaza.
Value Added Tax (VAT, JCT, and GST): Charged to guests in certain countries.
Local taxes: Based on the location of the host's place.

Payment process

You'll be charged once a host accepts your reservation request or immediately if you use Instant book. Some reservations may allow you to split the total cost into multiple payments, while others require full payment upfront.

Service fee refunds on Livjaza

If you need to cancel your reservation, you might be eligible for a refund on the service fee.

When the service fee is refundable

The service fee is refundable if you cancel before the free cancellation period ends or if your host decides to refund you in full after cancellation.

Review your reservation’s cancellation policy to see if you're within the free cancellation period.

Nightly rates and cleaning fee: Depending on the cancellation policy, you might also be eligible for a refund for these charges.

Add dates to your search for accurate pricing

Just as planning a trip in July differs from one in February, so can the price of your stay. Add dates when searching for a place to see the most accurate price for your journey.

Why add dates?

Custom prices

Some hosts have custom prices for specific dates or periods (like holidays or weekends) that override the default or minimum cost.

Updated pricing

If the host updates the pricing before you request the change, your new reservation will reflect this updated pricing.

Why some prices are crossed out on Livjaza

You're getting a great deal if you see a crossed-out price on Livjaza. This happens when the price offered is at least 10% lower than usual for a particular night.

Types of discounts

Weekly or monthly discounts

Offered for stays of at least seven days.

Early bird discounts

When guests book a certain number of days in advance.

Price drops

Hosts lower their prices for specific dates.

Calculating discounts

Livjaza tracks each host’s prices over time to calculate a median price for specific dates. If the current price is at least 10% lower than this median, the original price is crossed out to highlight the savings.

Example

If a host has set prices of AED 90, 100, 125, and 140 over 60 days, the median price is ( AED 100 + 125) / 2 = $112.50. If the current price is AED 100, it will be shown as AED 112.50, crossed out next to the discounted price.

Displaying total price on Livjaza

Guests now have the option to view total prices – including all fees – before taxes.

Total price display

With this feature, you can see the total price upfront, including all fees, before taxes. The total cost is shown in search results, on the map, in filters, and on the listing page.

How to enable total price display:

Use the toggle from the homepage or search results page where the "Display Total Price" banner appears.
Listings will then show the total price before taxes in various sections.

How to disable total price display:

Toggle off the feature in the "Display Total Price" banner. Listings will then show nightly prices, excluding fees and taxes.

This feature is unavailable in countries with existing price display requirements.

Collecting fees outside Livjaza

Hosts cannot collect additional fees or charges outside the Livjaza platform unless expressly authorised. Exceptions include hotels and software-connected hosts who can collect specific fees using a separate payment method, provided they are detailed in the listing and included in the price breakdown.

Permissible fees

Resort fee: For amenities like pools, gyms, or Wi-Fi.
Security deposit: A refundable deposit for potential damages.
Cleaning fee: This covers the cost of cleaning the space.
Incidentals: Fees for services like valet, parking, or airport shuttles.

Pet fees for pet-friendly listings will now be included in the upfront price. Pet fees do not apply to guests with service animals.

The nightly rate changes when extra dates are added

If you submit a trip change request to your host and it is accepted, your reservation will be updated to reflect the changes at your host’s current daily rate. As with any hotel or B&B, your host may have raised (or even lowered, if you’re lucky) the prices since you originally booked your reservation.

Cleaning fees on Livjaza

A cleaning fee is a one-off charge for cleaning the space you stay in, which the host sets. When you book a listing, it’s an extra amount on top of the nightly rate. This fee covers the additional expenses hosts incur when getting their place ready for guests to arrive or after they leave.

Things to know about cleaning fees

In the listing search results, you'll notice a nightly rate that includes the cleaning fee divided by the total number of nights of the trip. When you make a trip request, the nightly rate and the cleaning fee will be listed separately in the price breakdown.
The cleaning fee is part of the booking total and is not returned to guests at the end of the trip.
